we just refinanced 6 months ago so we are at 80% LTV. there is no usable equity in the house and I dont have sufficient credit to get a loan for even a few bucks. I have enough to pay the mortgage and the bills. I have enough to pay our mutual debt. But I cant give her any lump sum of cash. that would force me to sell the house and Its not just me who lives here. I have a 16 year old son and a 19 yo son who is in his second year of college.
